The Gist:

  • Sales

    • The daily rate of sales gained a “heartbeat” after May 10th given the low activity during Emergency Shutdown and set the daily rate record for May earlier this week. (date/number of sales)

  • New Listings

    • During Emergency Shutdown, the daily rate of new listings hovered around the average of previous years. 

    • Listings were a more gradual curve with several days in excess of 100 listings as a daily rate.

    • Taylor’s Bold Prediction is that we will see days in excess of 150 in the next 60 days.

    • This week was a contrast to the curve showing fewer listings resulting in hot spots for some desirable property types in areas where inventory is down.

  • How Showings Have Been Affected

    • In previous years, we have seen showing requests slowly climb throughout the Spring season. 

    • This year, we started off strong in January and February with more showings per day than the year before, but as we started preparing for news of Emergency Shutdown we saw a huge dip in showings. Since Alberta has started to relaunch, we’ve seen the showing requests start to climb back up. 

  • Our Suggestions

    • If you can’t make it to the event…

      • Buyers: Get in contact with a REALTOR® who can set you up with the pro-tools, so any property that meets your criteria will be delivered to your inbox of Day 0 of the listing. 

      • Sellers: Make sure your ReALTOR® is able to provide you with updates on the market and in your area, as you’re going to want to stay at the forefront of the listings coming to market. 


Something to Keep in Mind: the data we receive is a reflection of what happened about 2 weeks in the past, meaning that people are putting offers on houses about 10-14 days before the MLS registers the property as sold, and new listings are initiated a week (or more) before they are actually listed on the MLS to have time for photos, videos, measurements, etc.
