The Gist:

  • Sales

    • In the past 5 years in May, we’ve seen about 40 sales per day.

    • With April’s daily rate of sales suppressed dramatically over previous years due to Emergency Shutdown, we’re finally seeing some big peaks and dips in daily sales this month! 

    • We want to keep seeing these peaks hit twice the amount of the average of previous years, in order for the peaks and dips to average out. 

  • New Listings

    • In the past 5 years, we’ve seen about 60-80 new listings per day. 

    • In the past few weeks, we’ve started to see some large peaks of new listings! 

    • As Alberta starts to relaunch, more and more families who were waiting to sell are taking the plunge and listing their homes. 

    • We’re preparing to see a few days of 200+ new listings due to suppressed numbers during April, as well as some extras that would not have come to the market otherwise due to having to move for work or taking advantage of low-interest rates.  

  • Our suggestions:

    • Buyers: Get in contact with REALTORS® like our HACK&Co Teammates to get set up on pro searches, and have properties that fit your criteria delivered to your inbox on Day 0. 

    • Sellers: Keep your finger on the pulse of the real estate market! About every two weeks there is a new generation of buyers out in the market. Make sure you’re REALTOR® is giving you weekly updates on your neighbourhoods new listings, sales, and price changes so you can adapt and stay relevant to these buyers. 


Something to Keep in Mind: the data we receive is a reflection of what happened about 2 weeks in the past, meaning that people are putting offers on houses about 10-14 days before the MLS registers the property as sold, and new listings are initiated a week (or more) before they are actually listed on the MLS to have time for photos, videos, measurements, etc.
