Whether or not your property will sell is going to primarily depend on three major factors:

  1. Show Experience

    Show experience makes such a huge difference in how the buyer feels about the home. For example, here are some things that builders will do in show homes:

    • Improve lighting by about 300%;

    • Bring in professional designers to make great interiors so the home feels comfortable, and makes people wish they could live that way;

  2. Pricing

    • Pricing is something that many people struggle with because they feel that there is a dynamic created when REALTORS® are involved.

    • REALTORS® will conduct a market evaluation to make sure that their work results in a desirable sale by setting a price that is not too high or too low.

    • Sellers may think that REALTORS® want the lowest price possible, and therefore resist and want to set a higher price, which may not attract buyers.

    • When you set your price too high, buyers will see your home among other houses in the same price range that may be larger, in better locations or that have better conditions. When they walk through your property, they will compare your home to the others in that price range and lean more towards those ones.

    • The best thing to do is price accurately to make sure buyers really consider your home.

    • Pricing accurately should not make you worry about low offers or even no offers at all. In fact, the residential real estate markets response to overpricing is no offers.

  3. Marketing

    What if your property is well priced and has a great show experience, but nobody knows about it? That’s where marketing comes in.

    • The Multiple Listing System (MLS) is supposed to equalize things. You can find a breakdown of what the MLS is and does HERE.

    • Many people don’t realize that the information you put in the description has a character limit. Therefore, taking all the information that you would need to know about a house and sticking it in the description is unrealistic.

    • REALTORS® know how to market properties very well. For example, the reach (total amount of people who have been reached) of HACK&Co’s Facebook page last year was 2,000,000, with about 250,000 engagements (number of times people have clicked, commented, liked/reacted, or shared).

      • That’s a lot of traffic, which enables us to put your property into the real estate market instead of marketing it on your own!
