You’ve spent a ton of time scouring the Edmonton Area for the perfect house, anxiously waited out negotiations, and now the SOLD signs are up and you’re prepared for the home inspection.

What exactly is a home inspection?

Passing the home inspection is often a condition that has to be met on a pending deal-- and for good reason. No home is in perfect condition, and in all likelihood there will be at least a few things that you would like to be aware of before moving in and taking responsibility for the property. 

During the home inspection, your chosen home inspector will go over the ENTIRE house looking for any issues in the electrical wiring/panels, HVAC, plumbing, and roofing. This process takes around 2-3 hours, and it is highly recommended that you attend so you're able to ask the inspector to clarify any issues that they come across. 

If the inspector comes across more serious problems such as an unstable foundation, this may be something you want to take back to renegotiate. 

During this time, you will probably grow bored of following your inspector around, do take the time to do the following:

1. Answer the Home Insurance Questionnaire to avoid a headache later!

2. Measure for furniture and/or upgrades

3. Test the appliances to ensure they work properly

4. Imagine how the home will look once it's yours!
