What are the most common electrical problems? Are they expensive fixes? ⚡️

Anthony and Dave Miller from MMi Electrical Services talk about the most common problems that come up when buying or selling a home, from missing electrical permits to aluminum wiring.

Quick Notes:

  • The most common electrical issues that come up when inspecting homes are houses that would, for example, typically require 120 amp service but are equipped with only 60 amps; or plugs that are ungrounded or have their polarities reversed.

  • Sometimes homes with aluminum wiring can cause some concern, but more often than not they can be listed and sold with no concern. If your home has aluminum wiring, the insurance companies may want to see copper pigtailing on the ends that attach to the plugs.

  • A lot of times home inspections come with notes on electrical wiring related to different receptacles and GFI’s. Often there may simply be a loose connection that can easily be fixed by an electrician.

  • When homeowners develop basements without electrical permits, an electrician can provide a little bit of peace of mind by doing a visual inspection of the outlets to see if they are done correctly, but unfortunately there is no way of seeing what’s going on behind the walls with the wiring.

  • MMi Electrical Services offers a 50-point “Whole Home Safety Evaluation” for just $89, that includes points such as checking smoke detectors, GFI’s, plugs and switches, the wiring and breakers in the electrical panel, and ensuring the home is grounded correctly.
