Buyers are typically approaching the market worried about two things: Missing The One and paying too much.

How to Avoid Paying Too Much

Prices are often set with a dartboard, and are a reflection of what the seller feels that their next steps are. At HACK&Company, we know that the value of a property is based on three things.

Location: Where It Is

  • Average location - Could be in front of a collector road. This would be the average experience of homeowners.

  • Below average location - Could be backing onto a condo style building, busy road, or beside a fire station. Anywhere where the location would negatively affect your experience living in that house.

  • Above average location - Could be backing onto water, parks, green space, etc.

Location can mean a lot of things for different people. Maybe an average location for one family would be the preferred location for another.

Characteristics: What It Is

  • Characteristics are the characteristics of the home that would be hard to change.

  • Square footage, how many bedrooms and bathrooms, the style of the home, etc.

Condition: How Well It’s Kept / What Upgrades It Has

  • An average condition: You can tell someone lives there, so it’s not in pristine condition. It may have a few nicks around, but still probably move-in ready and doesn’t have anything broken.

  • Below average condition: The home needs work. It may need a lot of updates, probably not move-in ready, hardwood floors look like skating rinks and carpets look frayed.

  • Above average condition: Pride of homeownership is obvious. It is move-in ready, maybe an elderly couple lived there with no pets and kept it well maintained down to the windows and the roof.

Different families may be looking for different conditions. A handyman may want to find a below average condition property to take on as a project and make it his own, or an elderly couple may want an above average condition property because they can’t put too much work into it.

How to Avoid Missing The One

  • HACK&Co Teammates will set you up with the pro-tools, which gives you access to put in criteria that is not available to filter on the public search sites. Things like neighbourhood, number of bedroom and bathroom, and even characteristics like lot direction, lot size, what floor the master bedroom and secondary bedrooms are on, etc.

  • Once we find out how often the homes that you love come to market, we can make a plan. If it shows up every two weeks, we have time to wait for the kitchen that you love. If it only comes to market once or twice a year, we’re going to need a different plan and get ready to pounce when we see it.

  • Getting to the desirable properties on Day 0 is essential, especially in the current market with so many multiple offer situations on brand new listings over opening weekend. The pro-tools allow you to see what is new to the market right as it’s hitting the MLS, whereas the public tools take time to update and don’t notify you of homes that fit all your criteria.
