The Gist:

There are a few things that will give you an edge up on your competitors when it comes to selling your home. Here are some Dos and Don’ts to get the most money for your home.

Do:

  • Draw Attention to Recently Updated or Upgraded Mechanical

Most home buyers don’t want to have to worry about major mechanical. The typical family is just scraping up enough money for the downpayment and closing costs to be able to move, so when they walk into a home and notice that the major mechanical is near it’s end, what they’re really seeing is more money they will have to spend. However, if they’re walking through your home and notice evidence of recently redone shingles, a new hot water tank or furnace, new windows, etc., they can feel confident!

  • Finish Your House if You Can Afford To and Need to Sell Quick

Move in ready, fully finished top to bottom homes are the elite of the housing market these days, especially with the current costs of construction. If you have a mostly finished basement that just needs one or two more things done, it may be worth finishing it up and calculating how much that will add to the sale price.

  • Create a Great Showing Experience

Make sure your home is clean and organized. It doesn’t cost you much to do this, but if you don’t it could cost you more in the end.

  • Leave Out Documents of Warranties or Receipts of Upgrades You’ve Done

Leave these accessible to buyers. This isn’t very common anymore, but it’s a great way to give your home an edge. The buyers could have just exited a previous transaction due to a failed home inspection, so this could be a great selling point.

Don’t:

  • Don’t stay for the showing!

People have varying levels of comfort currently due to the pandemic, but even without that thread, staying in your home while interested buyers are viewing it can make you lose offers. One of the major selling points of a house is feeling good in it and being able to imagine yourself living there, which is very difficult to do when you feel like you’re intruding and it would be rude to peek into the storage spaces.

  • Don’t forget to clean before the showings!

People are very sensitive to cleanliness right now, so it’s hard to feel good in a house when it hasn’t been recently cleaned, but then you go down the street to view a comparable home that looks like it’s been meticulously cleaned with a toothbrush.

  • Don’t forget to declutter!

When you live in a house, you’re really just moving from one spot to another to sit down, so it’s easy to look past any clutter that you normally don’t pay attention to. However, when you’re viewing a house, you’re walking all over, checking out all the storage spaces, trying to look out all of the windows, etc. Make sure to clear all the walk-ways, declutter the closets, and clean off the countertops.

Bottom Line: The effort you put in to prepping your home will make a huge difference on game day.
