The Gist:

Many only think about home inspections from the buyer perspective, but what are some things to keep in mind before an inspection as a seller?

The first thing to do is give the inspector enough room to inspect the house properly.

  • The inspector will need to access all the places around the furnace and hot water tank.

  • If you have storage stacked floor to ceiling in the furnace or any other room, the inspector won’t be able to reach the plugs to check the wiring, check for moisture, etc.. This can be an issue for a buyer and can make them weary after agreeing to pay so much money.

One of the main things that sellers don’t realize is that the house should be clean.

  • A clean house makes it easy for the inspector to move around and check things.

  • Also, if the house is dirty or messy, it doesn’t give a good impression right off the bat. Keeping your house clean for the inspection can make a huge difference in how the inspector and buyers approach the house!

If your shingles are curling, this doesn’t necessarily mean the roof is leaking.

  • A lot of the time, shingles curling can simply indicate the end of the shingles life cycle.

  • However, the first thing that can come to an inspectors mind is wondering if this could be a bigger issue than they can see, so make sure the entrance to your attic is accessible!

Things that often come up on inspections is caulking, door hinges, and cabinet condition.

  • Caulking is important because it’s basically everywhere in the home— exterior, interior, bathrooms, thresholds, under sinks, etc.

  • Doors that do not latch or hinges in your cabinets are also common, so getting a handyman to fix any of these things could save your deal in a competitive market.

Bottom Line: Real estate prices have gone up recently, which means people are now having to pay top-dollar for the properties they were comfortable with beforehand. So if they’re already moving down for their same budget, of course they are going to pay more attention to the smaller details than usual.
