Kim sat down with Edgar Castillo of Canadian Residential Home Inspection Services to discuss common problems from home inspections, how sellers can be proactive, and the benefit of hiring a Home Inspector that uses infrared cameras!

Quick Notes: 

  • Home inspections can be the difference between the buyer going ahead with the purchase or backing out all together.

  • Clean your house! A messy home gives an indication of how well the home has been maintained. Make sure everything works ahead of the home inspection, including appliances, thermostats, and light switches. 

  • Make sure major system components are completely accessible to the inspector - electrical panel, furnace, hot water heater, sump pump, and water main shut-off valve. If these are not easily accessible, they cannot be accurately inspected. Same goes for exterior foundation and water pipes under sinks.  

  • The home inspector needs access to both the garage and attic spaces! Accessibility is key in having the home inspection go well. 

  • If you have recently replaced anything such as shingles, it’s best to leave the documentation out for the inspector to refer to. 

  • If there’s anything that needs to be repaired, do it before the inspection. If the buyers get a long list of things that need to be repaired from their home inspector, it’s likely to make them nervous. 

  • If you’re worried about what the buyer's inspector will find, consider hiring an inspector of your own beforehand and repairing whatever they come up with. It is unlikely that another inspector will find any further problems. 

  • The most common problems that inspectors come across is faulty wiring, condition of roof shingles, improper installations and inadequate maintenance of heating and cooling systems, leaking plumbing, poor insulation and ventilation, lack of general maintenance, surface drainage or grading, structure cracks and separation of windows. 

  • Make sure your chosen home inspector uses an infrared camera. If they don’t, they may miss areas of inadequate insulation, hot spots in electrical wiring, or moisture.
